The economy is booming, in both the tourist industry and in Las Vegas real estate industry, the market outlook is not good, but excellent.

Everywhere in this beautiful Las Vegas Valley, multimillion-dollar homes and attractive and moderately priced housing can be found in every direction. A concept that all Southern Nevadans are familiar with is 'growth', and, 'growth' in every direction out from the City of Las Vegas. It is estimated that construction of a new home is completed about every nine hours, 365 days a year in the Las Vegas metro area. In 2000 a total of 21,216 new homes and 26,493 resale homes were purchased. More than one third of all homes in the Las Vegas Valley area are only five years old or newer. Median sales prices of homes in Las Vegas are among the most reasonable in the country. With reasonable property taxes, no sales tax and no income tax, Las Vegas is the prime destination for thousands to make relocation to the areas surrounding this fabulous city.

There are dozens of residential development projects currently being completed, in construction or in planning. Many of the largest developments subscribe to the "master planned community" philosophy of offering an orchestrated mix of homes. Examples of these communities are Lake Las Vegas, Summerlin or Southern Highlands along with numerous others that large and moderate sized homes dominate, but apartments and condominium units are also typically grouped within the entire development area as well. Master planned communities enjoy a look and feel that promotes integrity of design and appearance. Parks and recreation areas are strategically sprinkled throughout the project to create a warm and welcoming send of community. There are even some communities with both age-restricted areas with golf courses, and, family areas.

For many seniors, ideal retirement is retiring in Las Vegas. A warm climate and sunny skies 320 days a year provide a soothing backdrop for both relaxation and recreation. World-class golf courses, parks and a host of outdoor activities are readily available. Gardening, entertaining and just plain lounging on the patio are all options here in the Las Vegas Valley.

Every type of home option is available including exclusive custom single-family homes, condos, town homes and apartments. Prices range from very affordable to very high end with all of these home options. Rentals are available in all price ranges including the rental options. Many modern and convenient apartment complexes are available including new apartment complexes, which are going up in every area of the Las Vegas Valley. Sales and rental prices are determined by age, location, and size with most of the homes, condos and townhomes and apartments.

Of course the first thing you think of when you think of Las Vegas is gambling. The gaming business in 'Vegas' is booming and adding more jobs to the employment market everyday with new casinos going up along the older areas of the 'strip' and in the downtown areas, and in the newer areas outside of the original downtown and strip areas. Jobs are plentiful, thanks to a booming local economy and a pro-business environment in which companies do not pay corporate income, franchise, inventory, or unitary taxes. The cost of living in Las Vegas is lower than in other comparable U.S. cities, in part because of the absence of any personal income tax. According to the U.S. Census, every hour 24 hours, 365 days a year, another two acres of Las Vegas land are developed for commercial or residential use.

Not only is the casino/gaming business booming, the city itself is hiring like crazy in almost every area of city government that you can think of. With the many new residential and commercial centers being built throughout the area, there are numerous job opportunities open for those in the construction trades and the industries associated with the building and development industries.

With a relatively low unemployment rate, an expanding skilled labor force, an exceptional tax structure, a pro-business environment Las Vegas continues to be one of the fastest growing metro areas in the nation today and since 1990. Each month 2.5 million visitors and 6,000 new residents flock to Las Vegas to enjoy its warm climate, fabulous resorts, unparalleled entertainment, southwestern lifestyle and economic prosperity. The current population is estimated at 1.6 million residents, and growing!

Las Vegas has continued to rank first nationally in employment growth since 1995, according to the Arizona State University Economic Outlook Center. With Clark County's consistently low unemployment rate, Las Vegas is projected to maintain its position well into the millennium. Las Vegas has consistently maintained the highest new job growth in United States.

Since 1990, Las Vegas has also ranked number one in high-tech job growth (primarily high-tech services). The Nevada labor force has increased by nearly 350,000 people in the last decade. Not surprisingly, the construction industry continues to be a major employer in Southern Nevada as the demands for residential, resort, office and industrial space continue to soar.

With more than 50,000 new residents making Las Vegas home yearly and a population that will exceed two million inhabitants by 2010, Las Vegas is more than the dazzling lights and glittering resorts. It is a great place to live, play and work!
